Located in Abdoun, the Duo Residence is a private development that we designed as two independent single-family homes within a unified architectural composition. With a total built-up area of 1,570 square meters, the project is organized across a basement, ground floor, first floor, and roof annex, and combines clear spatial planning with a restrained and durable material palette.
The development is divided into two residences: a 700-square-meter home on the left side of the site and an 860-square-meter home on the right. While each house is tailored to its own footprint and program, both follow the same design principles and architectural language.
On the ground floor, we organized each home around generous reception spaces, including a formal salon and dining area. Large kitchens are supported by pantries and dirty kitchens, allowing the service areas to function efficiently while keeping the main living spaces open and well connected. The first floor is dedicated to the family’s private quarters, with bedrooms designed as en-suite suites to provide comfort and privacy.
The basement accommodates storage, technical rooms, and other service functions. At the top of each house, the roof annex is conceived as an extension of the living spaces, opening onto elevated terraces with views over Abdoun and providing flexible areas for family use and relaxation.
Architecturally, we developed the project as a composition of simple, well-proportioned volumes with deep openings and cantilevered slabs that provide shade and create depth. The façades are finished in fluted Omani stone and micro topping cement. The stone introduces texture and a subtle play of light and shadow, while the cement surfaces provide a smooth and continuous finish. Together, these materials give the project a calm and enduring character.
